General terms and conditions of sale

These general terms and conditions of sale apply to any booking of a stay at Òli, a guest house located at 92 rue des Cornières, 82150 Roquecor, France.
They constitute a contract between the customer and the sole proprietorship EMILIE GRAU, which operates and manages Òli.

Any reservation implies full and complete acceptance of these conditions, including in the absence of payment of a deposit.

1. Purpose of the contract

This contract governs the terms of booking, payment and stay at Òli. It is concluded for the period defined in the booking and does not entitle the holder to remain on the premises unless explicitly agreed to by the owner.


2. Accommodation capacity

Òli accommodates a maximum of 1 to 2 people, adults only.
The suite is not suitable for children, pets, or groups.


3. Length of stay

A minimum duration may be required depending on the period.

  • Arrival between 5pm and 7pm (please let us know if you will be arriving after 7pm)

  • Departure before 11am


4. Prices

The prices displayed on the website are indicated in euros, excluding tourist tax, per night and per room, for the number of people indicated and on the selected dates.

  • Breakfast is included.

  • The tourist tax is added to the final invoice.

  • Prices are subject to change and are only valid at the time of booking.

  • All offers or pricing conditions are subject to change without notice.


5. Booking & Payment

The reservation becomes effective after:

  • Validation by us (subject to availability)

  • payment of a deposit of 100% of the total cost of the stay
    A written confirmation is then sent by email.

Accepted payment methods:

  • species

  • bank card

  • bank transfer (any fees payable by the sender)

Checks are not accepted.

Additional services or consumption not included in the contract will be paid for at the end of the stay.


6. Modification or cancellation

All cancellation or modification requests must be sent by email to:

It only becomes effective after written confirmation from us.

Cancellation conditions:

  • More than 30 days before arrival: 25% of the invoiced amount

  • Less than 30 days or no-show: the deposit is retained

  • Early departure: the full amount of the stay remains due.

  • In case of cancellation on our part (force majeure, inability to accommodate): full refund of the deposit

 We strongly recommend taking out travel insurance that includes cancellation coverage.


7. Responsibility

The client must be covered by liability insurance.
He or she agrees to return the room in good condition and to financially assume any damage caused.

Òli declines all responsibility in case of theft, loss, damage to personal belongings or bodily injury occurring during the stay.

Forgotten items can be returned upon request, at your expense.


8. Breakfast

Served between 8:30 and 10:00, in the guest floor living room or in the garden.
Included in the price of the stay.


9. Right of withdrawal

In accordance with current legislation (article L221-28 of the Consumer Code), reservations for stays with a fixed date do not benefit from the right of withdrawal.

 This means that, once the booking is confirmed, you cannot cancel it without charge by claiming a change of mind.
The applicable cancellation conditions are those specified in our Terms and Conditions.


10. Internal Regulations

All guests are asked to observe a certain standard of conduct to ensure the tranquility of the premises and the comfort of all. Guests agree to abide by the rules of etiquette displayed in the rooms and in these terms and conditions, including: 

  • respect the peace and quiet of the village

  • No smoking (including at the window or on the terrace)

  • do not cook or eat in the suite

  • respect the premises, objects and common areas

  • Lock the front door when you leave and at night

  • Do not access private areas without being invited (floor, garden, swimming pool)

  • Do not picnic near the pool (unless you have reserved a platter or snack).


11. Animals

Animals are not allowed for reasons of hygiene and allergies.
Failure to comply may result in access being refused without refund.


12. Disconnecting & Technology

Òli does not offer television or Wi-Fi connection in the suite.
This choice supports a reconnection to oneself and to life itself.


13. Swimming Pool – Relaxation Option +

Private access to the swimming pool is available upon reservation (24 hours in advance), at a rate of €50/day, including towels and sun loungers.
Access possible between 11am and 6pm.
The swimming pool is open from May to the end of September.

Access conditions :

  • reserved exclusively for guests of Òli

  • Unsupervised and unheated swimming

  • Access prohibited to unaccompanied children

  • Please avoid using sunscreens to preserve your black eyeliner; opt for natural alternatives (shade, clothing).

  • Civil liability insurance is mandatory.

Òli declines all responsibility in case of accident or drowning.


14. Personal data

The data collected during the booking process is used solely for the purpose of managing your stay.
They are never shared with third parties.


15. Disputes

The contract is subject to French law.
Any dispute relating to its interpretation, execution or termination falls under the jurisdiction of the competent courts under the conditions of ordinary law.


16. Complaints

Any complaint must be sent within 30 days of the stay, by registered mail with return receipt requested to the following address:
